These are a joke. I was living in a condo for a year with my GF, when the HOA realized they never did a background check on me. In my whole life, I had never filled out a lease. I always paid the owners cash. Never used a credit card. Always paid cash for everything. But my gal owned the condo. I give her cash every week towards the expenses, so that was my only reference I could give. Sure enough, the background check people called her while I was in bed right next to her. “Oh, yes, GARY pays his rent on time, & is a great tenantâ€. The next day I was approved. GARY.

If you were served with a 5 day summns for non payment, you need to deposit the disputed rent into the court.
